Planning commission approves replat of Lehi Farm parcel in Beaumont ETJ

The Beaumont Planning and Zoning Commission approved a replat to divide part of Lot 3, Block 1 of the Lehi Farm subdivision into two residential lots during its Feb. 24 meeting.

Staff member presenting the case said the property lies inside the city’s extraterritorial jurisdiction and that the intent of the replat (PZ2025-20) is to create two lots for residential use. The staff recommendation was approval. "Staff recommends approval of the request," the staff member said.

Jason Culbertson, the applicant, told the commission he would take the portion of the property that contains the pond and that the driveway entrance would be a common drive. "That's pretty much it," Culbertson said, describing the plan to divide the parcel.

The commission reported that staff mailed 12 property-owner notices and received three in favor and none in opposition; the favorable responses conditioned support on single-family use. No members of the public spoke for or against the replat during the public comment period.

A motion to approve PZ2025-20 carried; the chair announced the ayes had it and closed the item.

The action clears the replat to move forward through the administrative process for recording and any required engineering or utility approvals.
