At the start of the meeting staff provided an update on the South Haven TIF outreach, describing conversations with several property owners and progress on potential parcels that could be part of a redevelopment initiative.
The presenter said about 21 acres along Highway 6, including frontage near a Casey’s, are under contract and in due diligence for a commercial/industrial-oriented project. He said another property, identified in the presentation as “Macool Investments,” is about 63 acres with some Highway 6 frontage; a rail‑adjacent parcel of about 29 acres was also discussed. Staff described one large family‑owned tract of about 250 acres that includes a golf course and that some family members expressed interest in farming the land again while others may favor development; soil-engineering results were described as “not great” for some parcels.
Commission members asked questions about residences within or adjacent to potential parcels and whether clubhouses or other buildings could be repurposed. Staff said they had discussed buffering and screening approaches with owners and that some owners expressed interest in retaining green space or donating land but had not issued a firm no to redevelopment. No vote or formal action was taken on the South Haven update; staff answered questions and said they would continue follow-up with owners and developers.
The update preceded the public hearing on the Woods Edge residential TIF and was presented as informational.
