Bexley board approves storefront repairs, sign and paint for 2463 East Main Street

The work, proposed by applicant Cara Berg for property owner 2463 East Main Holdings LLC, includes removal of failed brick lintels, replacement of storefront and masonry, painting the entire front façade and miscellaneous rear‑of‑building repairs and updates.
Mr. Klingler, staff member, told the board that the building — the former Dean Wentz location adjacent to Cafe Istanbul — had substantial water damage behind a previously rebuilt front wall. The applicant identified matching brick and said the proposed repair will make the façade more cohesive. Karen Boker reported the Architectural Review Board unanimously approved the project on its consent agenda without conditions.
The board adopted findings of fact and conclusions of law accepting the ARB recommendation to grant a certificate of appropriateness under Bexley code section 12 20.07; members voted unanimously to approve the findings and grant the certificate. The permit allows the tenant, Wardrobe Therapy, to proceed with listed exterior work and install the submitted sign design without returning to the board for separate sign approval. The board recorded that staff supports the project and ARB approved it without conditions.
No members of the public registered opposition during the hearing. The board’s action lets the applicant complete needed repairs identified during interior renovations and proceed with the planned exterior appearance changes.
