Planning commission backs expanded entitlements at Lorraine Corners Northeast GDP

The Planning Commission approved a request to amend the Lorraine Corners Northeast General Development Plan to increase the maximum nonresidential entitlements from 50,000 to 100,000 square feet and to add warehousing as a permitted use on about 67.94 acres north of State Road 70 East.
The applicant said the area is substantially built out and the current entitlement was consumed in prior phases; the amendment would allow flexibility for office, commercial and warehouse/flex uses where demand exists. Staff had no objection and recommended approval. No members of the public spoke for or against the proposal. The commission’s vote was unanimous.
The applicant told commissioners the site already includes commercial uses and that the amendment is intended to enable viable redevelopment and fill the remaining vacant parcel in the Commerce Park. Final design and permitted uses will be subject to the schedule of permitted and prohibited uses proffered by the applicant and subsequent site‑plan review.
