Historic Zoning Commission approves covered rear patio for Stewart residence at East Main Street and Cherry Lane

The Murfreesboro Historic Zoning Commission approved a 23-by-21 covered rear patio addition for a single-family home at the northwest corner of East Main Street and Cherry Lane. The application was presented by contractor Fletcher Holland on behalf of property owners Greg and Anna Stewart.

Planning staff said the house is listed in tax records as a Colonial Revival constructed circa 1948, sits on approximately 0.61 acres and is zoned RS-15 in the historic zoning overlay and the City Core Overlay District. Holland said the covered patio will be constructed in the same location as an existing uncovered patio, between an existing carport and the house; only a portion of the new cover will be visible from Cherry Lane. Finishes will match the existing home: matching brick, 5-inch half-round copper gutters with 3-inch downspouts to match the carport, and a flat black TPO roof. Holland said the homeowners plan an outdoor wood-burning fireplace that will not be visible from the public right of way, a 52-inch oil-rubbed-bronze ceiling fan, and detailing that pulls column and trim profiles from the existing carport.

Commissioners asked about chimney draft requirements for a wood-burning fireplace and whether the roof drainage and flashing would be handled to protect the new and adjacent roofs. Holland replied that the chimney and roof design will meet draft needs and that the patio roof will shed to an integrated drain system; staff noted the patio is minimally visible from Cherry Lane. Commissioners complimented the design and moved to approve the application as presented.
