The Murfreesboro Historic Zoning Commission approved plans to replace an existing drive-through carport at 205 North University Street, a single-family Colonial Revival contributing structure in the historic zoning overlay and City Core Overlay District.
Planning staff presented the application; Fletcher Holland, the contractor representing the owner, described a replacement carport measuring roughly 27 by 28 feet to be constructed in the same location as the existing structure. The proposal keeps a small enclosed rear room that houses pool equipment, demolishes the failing carport cover, and squares the new structure so it aligns more neatly with the driveway. Holland said the team will retain and re-install an existing weather vane at the new roof ridge and match existing exterior materials.
Proposed materials and finishes listed in the application included James Hardie smooth panel siding to match an existing side porch and sunroom, Miratec exterior trim, a brick water table matching the house, K-style gutters and downspouts to match the home, Timberline charcoal asphalt shingles, and Kickler decorative lighting on the east elevation. The existing asphalt shared driveway will be resurfaced with concrete; Holland said the parties intend both halves of the shared drive to be concrete and noted conversations between neighbors about the boundary.
Commissioners asked about roof pitch, visibility of parked vehicles behind the panels, and lighting color. Holland said the new roof pitch will be similar to the house (about 6:12) but kept as low as practicable to preserve sightlines from second-floor windows; elevations show a semi-solid panel so vehicles are not readily visible from the street. Commissioners recommended a warm-white lamp color (about 3,000 K) rather than bright “daylight” bulbs.
The commission voted to approve the carport as presented; roll call recorded ayes from the full panel present.
