Staff presented the application as Coastal Development Permit 21-042 with Variance 21-016 and 24-016 and Site Plan Review 21-028. Planner Rick Cascell told the Commission the proposal calls for a new two-story residence of about 4,549 square feet with a roughly 2,500-square-foot basement (total development 5,332 square feet), a subterranean garage, a pool and associated site work.
