The Zoning Commission voted 5-0 to set down a petition from Emory United Methodist Church (Z.C. The Office of Planning (OP) recommended set down as the requested RA-4 zone would be consistent with the Comprehensive Plan guidance for medium-density residential uses.
Sugar Beeman of the Office of Planning told commissioners the proposal is for adaptive reuse of the existing place of worship into residential units; no specific development plans were before the commission. OP said the requested rezoning would trigger IZ Plus and the applicant has committed in its application to meet or exceed IZ Plus requirements. OP reported there was a letter of support from ANC 1A in the record.
Commissioners asked OP whether any opposition was known; Mr. Beeman said he was not aware of any. Commissioners expressed support for setting the petition down for public hearing and asked that the applicant be prepared to explain why RA-4 is the preferred zone rather than RA-3 and to provide detail about anticipated unit counts and any additional development beyond adaptive reuse.
Commissioner Wright moved to set down the case and the motion received two seconds; the roll-call vote was 5-0 to set down as a contested case.
