Oliver Canode, a longtime Hampden property owner, told the Planning Board he wants to divide a 13‑acre parcel on Glendale Road to create a new lot and widen his own frontage.
Canode said his family has owned contiguous properties on Glendale Road for about 70 years. He described three adjacent parcels: a southern 16‑acre parcel without road frontage, the middle parcel of about 13 acres with roughly 450 feet of frontage, and the northern parcel with his residence of roughly 10 acres with about 427 feet of frontage. Canode said he plans to take a 200‑foot‑wide strip “all the way back” from the 13‑acre lot to create a new 200‑foot‑frontage lot that a neighbor intends to buy to preserve the view. He said he would then carve approximately 50 feet from the remaining frontage and add that to his house lot to increase his buffer.
A board member summarized the proposal on the record and told Canode the survey and transfer of ownership appeared straightforward. The board did not record any formal vote; members advised that a surveyor would prepare the parcel lines and deeds.
