Planning commission approves Pecan Park Commercial Lot 2 final plat near State Highway 71

The Bastrop Planning and Zoning Commission on Jan. 30 unanimously approved the final plat for Pecan Park Commercial Lot 2, a 0.895-acre commercial parcel located south of State Highway 71 and east of Orchard Street in the Nancy Blakey survey (abstract no. 98). The motion passed by roll call with Commissioners Ishmael Harris, Christopher Toth, David Barrow, Gary Moss, Patrice Parsons, Keith Alborn and Jeffrey Estes voting yes.
Development services staff presented the plat and told commissioners the lot is being created for future commercial use; there is no specific development proposal attached to the plat at this time. James Kye, covering for Kennedy in Development Services, said utilities are in place, drainage is addressed by a master drainage system described in the staff packet, and access will be provided via an existing joint cross-access easement. He noted TxDOT controls driveway approaches on State Highway 71 andthe plat does not create an additional TxDOT approach.
Commission discussion and context
Commissioners asked about immediate and longer-term plans for the lot and surrounding property. Staff said the development team envisions office space along the front of the lot, with the lower portion of the larger master parcel likely reserved for adult multifamily or assisted living uses; final uses will depend on future site plan submissions. Orchard Street is planned for extension at a later date and will provide future frontage for parcels in the master plan; staff said land acquisition and right-of-way work are necessary before the full Orchard connection is built.
Motion and vote
Commissioner Gary Moss made the motion to approve the final plat of Pecan Park Commercial Lot 2; the motion was seconded and the roll call showed unanimous approval by the seven commissioners present.
