Anderson County approves $777,000 sale of Palestine Civic Center to private buyer

Anderson County commissioners on March 10 approved a $777,000 purchase contract and a financing addendum for the sale of the Palestine Civic Center at 1819 West Spring Street.
The court voted to accept the highest cash offer produced by broker Landmark Realty LLC and authorized the county judge to sign the contract and the financing addendum. Christie Groggins, who presented the buyer, said the purchaser, Lynn Hong, plans to restore the auditorium and make the building ADA-compliant, expand and modernize the kitchen, and use the facility for public events while later pursuing a larger convention center project.
The buyer’s agent said the contract includes a 30-day feasibility period for the purchaser to inspect the property, with a proposed closing 15 days after that period. Christie Groggins told the court the buyer also plans community-oriented uses, including monthly food or clothing distributions and working with the East Texas Food Bank.
Court discussion noted returning the property to productive private use and adding unanticipated revenue to the county. Commissioners asked that the buyer pursue restoration that would allow public access and community events. The court approved both the main contract and a separate four-page financing addendum; both motions passed with the court saying “aye” and no opposed votes recorded.
The contract and addendum were approved without a recorded roll-call; closing logistics, any title or financing contingencies and the buyer’s feasibility work remain to be completed before transfer.
