Commissioners approve several plats and a replat across Precincts 2 and 3
Summary

The court approved the minor plat of Indian Creek (11.479 acres, 2 lots) in Precinct 2. County staff said the site is south of Lindenman Road along FM 2115, includes an existing residence and proposed lots of about 5.9 and 5.5 acres; staff noted a 50-foot building setback, 10-foot utility easements and driveway spacing per TxDOT.
The court approved the final plat of Linneic Estates (3.405 acres, 3 lots) in Precinct 3. Staff said the lots are above 5 acres, include a floodplain at the rear and meet setback and easement requirements.
The court approved the final plat of Dutton Homestead (approx. 1.00028 acres, 1 lot) in Precinct 3; staff noted a 25-foot building setback, a 20-foot utility easement, Stone Road with a 60-foot right-of-way and East Bell Water Supply service; the owner was listed as Charles William Gross.
The court approved a replat of Lot 393A, Block 1, Section 2, Lakeaires Subdivision (0.458 acres) in Precinct 3, which combines two original lots into one. Commissioners discussed whether the Bell County Health Department had signed off on an on-site septic design for the replat; staff said the health district review is a prerequisite and that they believed signoff had been obtained. A motion to approve the replat carried by voice vote.
All four items were presented as routine and approved by motion and second with no recorded oppositions noted on the court record.
