Planning Board questions massing, fourth‑floor and drainage on proposed 16‑unit building at 33 Main Street

Architect Greg Sharp presented a conceptual design for 33 Main Street, a mixed‑use proposal that the presentation described as 16 residential units with four affordable units and first‑floor retail and parking below. “My name is Greg Sharp. I'm an architect located here in Dobbs Ferry. I represent the owners of 33 Main Street,” Sharp said.

Sharp and board members emphasized site constraints: a steep slope (the applicant described roughly 30 inches of grade change from top to bottom), extensive geotechnical and retaining‑wall work, and the need for a compact ramp and parking arrangement that meets maximum slope requirements. Sharp said the design includes about 15 parking spaces and bike parking, electric charging stations and a below‑grade area for trash collection.
