AHRB approves Strayer Hall rooftop mechanical decision at 49 Clinton Avenue

DOBBS FERRY, N.Y. — The Architectural and Historic Review Board of Dobbs Ferry on Feb. 6 approved a clarification allowing rooftop condensing units shown on previously approved plans for Strayer Hall, 49 Clinton Avenue.
Jennifer Olsen, an architect with Marvel representing the Master School, told the board the rooftop condensing units are unchanged from the drawings the AHRB reviewed last September and that acoustical analysis showed the units would not exceed ambient sound levels. “They were shown on the September drawings,” Olsen said, “there’s no change to size, configuration, pointing, position. They’re the same.”
The approval was presented as a narrow matter: board staff reported the building department asked the applicant to clarify whether the rooftop equipment had been included in the prior resolution. The board’s draft resolution cites the plan set dated 01/15/2025 and the roof plan and building elevations as the approved documents. A motion to adopt the resolution passed unanimously.
Board members asked only brief clarifying questions. One member asked whether the applicant proposed additional screening; Olsen replied, “We’re proposing to leave it as is as part of the proposed design.” Another member asked how the sound level was determined; Olsen said an acoustician on the project team had measured and compared expected noise to ambient levels and provided those results to the Master School, which accepted them.
The board did not amend the previously approved exterior renovation other than to record that the rooftop units, as shown in the approved plan set, remain within the scope of the AHRB approval.
The applicant left the meeting with the board’s confirmation in hand; the AHRB’s approval references the 01/15/2025 plan set and the roof plan and elevations noted in the resolution.
