Architect John Repetti presented an application on Jan. 9 for an accessible ramp and enlarged rear deck at 81 Ogden Place West for homeowners Bill and Christine Moon. The work would provide accessible access to the rear deck and replace an existing rear deck; the proposal requires a small side‑yard setback waiver because the ramp must keep clearance from meters and service panels.
Planning staff and the village engineer reviewed impervious-surface impacts and suggested ways to minimize stormwater requirements. The applicant reported a net increase in impervious area of about 220 square feet, including the deck, a landing pad and an access path. The engineer noted that if the added impervious area can be routed to an existing at‑grade patio the project may avoid more extensive stormwater controls; otherwise the applicant will need to propose an appropriate drainage solution.
Action and next steps: The Planning Board called for a public hearing next month and asked the applicant to work with the village engineer to resolve stormwater comments and submit revised plans by the submission deadline. The board noted that the building-permit review will still require demonstration of compliance with building and accessibility codes; the applicant said they were not requesting approval now for a future lift in the front yard but would consider future options.
Why it matters: The project is an accessibility improvement to an occupied home; staff and the board sought to expedite review while ensuring stormwater and setback issues are addressed.
