Haslet commission recommends approval of final plat for Schoolhouse Road lots after procedural questions

The City of Haslet Planning and Zoning Commission on March 25 recommended that the City Council approve the final plat for Lots 1 and 2, Block 1504, Schoolhouse Road Addition, after a short discussion about document inconsistencies and buildable area constraints.

Commissioners raised questions about inconsistencies in the plat text and the site’s floodplain designation. One commissioner noted mixed abbreviations in the plat — pointing out that the top-left of the plan read out "fence post found" while the lower-right used a different abbreviation — and asked whether staff had “thoroughly checked every aspect of this document to make sure there's not inconsistencies or errors that are material.” That commissioner also asked whether the property is in a floodway and if that would prevent construction on much of the site.

City staff said the property is in the floodway for a portion of the lots and that the buildable area would be limited; they also confirmed the zoning is R-2. Commissioners discussed that future construction would have to be located in the portion of each lot outside the floodplain and noted minimum building footprint requirements referenced in the plat materials.

After the discussion, a commissioner moved to accept the February 25 meeting minutes; the motion was seconded and approved with one abstention. Later, a commissioner moved that the Planning and Zoning Commission recommend approval of the final plat to the City Council. The motion was seconded and approved.

The commission’s recommendation now moves the final plat to the City Council for action; staff did not specify a date for council consideration during the discussion.
