The Planning and Zoning Commission approved a preliminary replat for Hinkley Los Rios (Item 1) that will create six single-family lots and one common-area lot on a 2.2-acre site south of Los Rios Boulevard, east of Flintstone Drive. The item was acted on as an administrative consideration and passed on a 6-0 roll call.
Donna Sepulvedo, the city's lead planner on the case, said the preliminary replat's purpose is to create six single-family lots and one common-area lot and that staff recommended approval subject to additions or alterations to the engineering plans as required by the engineering department and approval of Landscape Plan 2024-034. Sepulvedo confirmed the site plan concept previously had been approved with the zoning case.
Commissioner Lingenfelter moved to approve the item as recommended by staff; Commissioner Burnoff (second) supported the motion. The motion passed 6-0; staff noted Commissioners Tong and Alali were absent for the vote.
