On March 25 the Onalaska Planning Commission approved a certified survey map to subdivide one parcel at 420 Troy Street (Tax Parcel 18-1227-0) into two lots to allow construction of a new single-family dwelling on the southern portion (Lot 2). The applicant is listed as Vierbicker Engineering and River's Edge Remodels LLC.
Planning Director Katie Asmanson told the commission the property is zoned Low-Medium Density Residential (R-2) and that both proposed lots meet the minimum lot development standards cited in the packet (tables referenced in the staff report). She said staff prepared 13 conditions of approval for the certified survey map.
Jared Holter moved to approve the certified survey map with the attached conditions; Tom Smith seconded. Commission discussion was brief. Asmanson later noted that staff found existing sanitary sewer and water laterals after the packet was published, which meant condition 9 would not be necessary in practice though it remains in the packet; staff said retaining the condition in the record would not be harmful.
The commission voted to approve the certified survey map unanimously. Staff directed the applicant to meet the 13 conditions before recording the map and prior to issuance of any construction permits.
