The building, a six‑story non‑contributing residential structure from the 1960s, sought the change for nine of 20 affected openings; the condominium association said it had secured the voter support required by its documents and planned a phased installation as owners opt in. Jerry Gonzales, speaking for the association, said the association intends to match the look of existing A‑line sliding doors and noted many owners have already accepted updated, impact‑resistant glazing.
Staff recommended approval and proposed a condition clarifying that other units could follow the same window/door standard over time; staff also noted the work would meet hurricane‑resistant requirements. Miami Design Preservation League supported the proposal in line with the staff recommendations.
By roll call the board approved the certificate of appropriateness, allowing phased conversion of the balcony openings under the approved details.
