Staff recommended approval while requesting the applicant reduce impervious paving at the rear to increase pervious area and limit hardscape to wheel strips for vehicular access.
Applicant representative Tony Leon said the project team has integrated resiliency measures and sustainability features in prior work and was available to answer technical questions. Daniel Serrado of the Miami Design Preservation League said his organization reviewed the application and found the new design compatible with the contributing front building.
Board members praised the design, the restraint of the rooftop addition and the project’s preservation‑sensitive approach; one member specifically thanked the applicant for preserving an existing canopy tree. The board conditioned approval on staff’s recommendation to modify the rear paved area to increase pervious surface.
A roll‑call vote approved the application.
