Burton ZBA grants Burlington a variance for larger wall sign

The Burton Zoning Board of Appeals voted unanimously to grant variance ZBA-25-03 to allow an oversized wall sign for a Burlington store in the Courtyard Plaza, the board said at its meeting.
The request covers a proposed wall sign for the Burlington tenant at the Courtyard Plaza that the application says is 3,343 square feet; the city sign allowance for the site is 200 square feet, the record shows. Cal Decker of Decker Signs and Graphics told the board the proposed lettering and sign layout are driven by the retailer's corporate logo and design.
City administration recommended approval, saying the store sits well back from the public street and that businesses and other buildings block direct view to the façade. "Administration does recommend approval because of it sitting off of the road, having businesses in front of it. We do think that this would create better visibility for the store," city staff said during the hearing.
The applicant described technical elements of the sign to the board, including letter heights and the practical readability from the roadway; Decker said some letters measure 38 inches high and that, even with the requested area, the sign will not be easily readable from many points of the public road because nearby buildings restrict sightlines.
A board member moved to grant the variance, making findings that the corporate logo and building cladding created a hardship, and that granting the variance would not impair light, air, public safety or property values. The clerk recorded the roll call: Rappas — yes; Smith — yes; Burge — yes; Richvalski — yes; Fuest — yes; Ward Terry — yes; Welch — yes. The motion carried.
After the vote the board offered brief congratulations on the building’s remodeling work and welcomed Burlington to the plaza. The board noted that the four-vote approval threshold for this case had been met.
