The Woburn Board of Appeals voted 4-1 to grant a variance allowing an addition at 6 Cabarina Lane to reduce the required side-yard setback from 12 feet to 9.9 feet.
Petitioners Laurie and Mark Reddy appeared before the board and said the lot's angle and topography create the hardship that prevents a compliant addition. They described the proposed addition as a two-story addition measuring about 20 by 15 feet, and said moving the addition to the opposite side of the house would create other problems, including stacked bathrooms with no exterior windows.
Board members examined alternatives and asked whether a smaller or differently configured addition could avoid the need for relief. The applicants said shrinking the width enough to meet the setback would require a roughly 6-foot reduction and produce an awkward configuration and additional construction complexity.
A board member moved to approve the variance based on the lot shape; the motion carried 4 to 1. The board instructed staff to prepare and file a written decision with the city clerk. The chair reminded the petitioners that no building permit will issue until the 20-day appeal period after the decision filing expires.
