The Euclid Architectural Review Board approved design for a second house proposed by the same applicant at 21431 Wilmore Avenue, adopting the same material conditions applied to the Tracy Avenue project.
Staff reported the property is part of the city’s land bank inventory and was earlier sold to a developer who did not initiate construction. The proposal matches the Tracy Avenue design: a two-story, roughly 1,770-square-foot home with three bedrooms, two-and-a-half bathrooms, a detached two-car garage and a covered porch. Staff recommended approval under City of Euclid planning and zoning code sections 1327.07 and 1327.08.
Board discussion reiterated the earlier item’s conditions: porch posts should be clad in vinyl, any exposed wood stairs should be finished with an opaque paint or stain, and the exposed foundation panels should receive a textured pattern or a precast option that avoids a smooth concrete appearance. Members also encouraged the applicant to consider colors compatible with adjacent homes; the applicant said the houses will use an “organic” palette and that no buyer is yet lined up.
A motion to approve the design for permanent parcel 64224153 with the same stipulations passed by affirmative votes. The board recorded no negative votes.
