The City of Euclid Architectural Review Board on Thursday approved the design for a new 1,770-square-foot two-story single-family house at 20831 Tracy Avenue, with conditions to ensure the exterior materials and foundation match neighborhood character.
Staff told the board the site is a city-owned parcel (acquired February 2022) that had been vacant since demolition of the previous dwelling in February 2015. The proposed house will include three bedrooms, two-and-a-half bathrooms, a detached two-car garage and a covered porch. Staff recommended approval, citing compliance with the City of Euclid planning and zoning code’s design provisions (sections 1327.07 and 1327.08).
Board members discussed porch and foundation details. The board required that porch posts be clad or wrapped in vinyl so the posts match the trim and railing, that any exposed wood stair treads receive an opaque paint or stain in a coordinating white tone, and that the exposed foundation of the prefabricated “Superior Walls” panels receive a textured finish or be replaced with precast panels that have a brick-like pattern to avoid the appearance of smooth, plain concrete. Staff and the applicant agreed to clarify whether the project’s elevation notes calling out “cultured stone” were a drawing error or intended finish.
The board passed a motion to approve the design of the proposed new residential project for permanent parcel 64117067 with the vinyl-clad post, opaque finish for wood trim/stairs, and textured foundation stipulations. The motion passed by recorded affirmative votes; no negative votes were recorded.
Board members complimented the project for providing a two-car garage and an entry sequence that improves the block’s housing stock while emphasizing the need for a foundation finish that matches surrounding masonry on older neighborhood homes. The applicant said prefabricated foundation panels were specified by their supplier and that the team would consult the supplier and architect about options for stamped or thin-brick finishes.
