The Muskogee City Council on March 20 approved a future land‑use amendment and rezoned the property at 1305 South 30th Street to support a proposed travel center that would include fueling, services, a truck wash and retail.
Planning staffer Miss Winkle said the land‑use amendment (Resolution 3023) and rezoning (Ordinance 4252A) are linked; the land‑use map change moves the parcel from C‑1/C‑2 local commercial to regional/general commercial to support the proposed travel center. She showed site photos and a conceptual site plan during the public hearing.
A representative for the applicant said the developer intends to operate the travel center and that a retail phase would include space marketable for public lease; the representative described the operation as locally owned and operated rather than a national corporate chain. Miss Winkle confirmed the Planning and Zoning Commission had recommended approval.
Council discussion included a question whether rezoning to C‑2 could preclude opportunities for local businesses to lease space; the applicant said a retail phase would be available to market for public lease. Council members who commented expressed support for the proposal. The council voted unanimously to adopt the resolution and ordinance.
Resolution 3023 and Ordinance 4252A direct staff to update the official land‑use and zoning maps. The approvals do not, by themselves, approve building permits or site work; those approvals will be required through standard permitting and plan review processes.
