Commission approves New Salem Highway office building site plan; TDOT approval required for state-route access

The planning commission approved a site plan for an office and vehicle-storage building at 2310 New Salem Highway on March 24, 2029, subject to staff comments and TDOT review of access on the state route.
Staff said the proposal — a 10,960-square-foot building for a property-maintenance business with two overhead doors and vehicle storage — is consistent with existing CS zoning and that most staff comments had been addressed. The development spans two lots, but the applicant will not combine them; access will be from Stonebrook Drive (a county road) and New Salem Highway (State Route 99), and staff noted TDOT approval will be required for changes to the state-route access.
Matt Taylor of SCC represented the applicant, Fortress Group LLC, and confirmed the applicant team was available to answer questions. Commissioners asked staff to verify TDOT driveway access rules because the state has been reducing curb cuts on state routes. The motion to approve with staff comments carried on a roll call with all recorded yes votes.
Staff will ensure remaining items are taken care of before issuing building permits and will verify TDOT acceptance of the proposed access arrangements.
