Planning commission approves Hunter Brothers contractors site plan after stormwater, driveway tweaks

The Rutherford County Regional Planning Commission approved a site plan for Hunter Brothers Contractors LLC on March 24, 2029, allowing construction of approximately 15,600 square feet of light-industrial space in two buildings on about 3.7 acres along Burnt Knob Road, subject to staff comments addressing stormwater and driveway drainage.

Staff said the zoning had been approved previously and the proposed use — contractor equipment and material storage — was consistent with that rezoning but identified technical items needing “tweaking,” chiefly an upsized cross-drain at the driveway entrance and coordination of downstream stormwater structures with adjacent work by Rogers Group. County engineers asked the applicant to show that proposed spillways and trench drains will capture high-velocity runoff on the steep site.

Kevin Chesteen of Griggs Maloney Engineering represented the applicant and said the facility will mainly store contractor trailers and materials; he said staff concluded a turn lane was not required based on the traffic evaluation, and the project does not anticipate regular semi-truck traffic. Engineers and commissioners discussed driveway throat radii, slotted drains and a trench drain across the entrance to limit water reaching the road.

The commission moved and approved the site plan with staff comments; the roll call recorded yes votes from the commissioners listed in the record. Staff will final-review the driveway entrance, cross-drain sizing and the final stormwater details before sign-off for building permits.
