Peoria County panel approves rezoning of 8.34 acres from I-2 to A-2

Members at a Peoria County meeting approved a petition to rezone an 8.34-acre portion of a 24.67-acre parcel from I-2 (heavy industrial) to A-2 (agriculture).
Andrew, planning staff, told the body the petitioners—Lauren Maughmberg and Scott Maughmberg—are asking to add the rectangular 8.34-acre surveyed portion to an adjacent parcel to the southeast. He said the remaining roadway portion is about 1.31 miles long and is no longer used to access the subject parcel and will be sold to an adjacent property owner to the east.
The request came, Andrew said, because parcels must share the same zoning classification to be combined. He said the adjacent parcel is currently zoned agricultural and the rezoning would match the subject acreage to its current agricultural and recreational use. Andrew noted the parcel was originally zoned industrial in 1986 for mining and mining equipment; the Maughmberg family bought the property in 1999 and the mining activities have since ceased.
Andrew told the panel there were six consents and zero objections on file. Staff recommended approval, and the zoning board of appeals recommended unanimous approval. The body voted; the motion passed unanimously.
The rezoning removes the future potential for industrial uses on the 8.34 acres, the planner said, and will allow the parcel to be combined with the neighboring agricultural parcel with access retained via West Bartholomew Lane to the north.
