Planning commission grants variance for second driveway at 26 Scenic Road, conditions approval on ADU construction

The Fairfax Planning Commission on March 20 approved a variance allowing a second curb cut and a new off-street parking space at 26 Scenic Road, but tied the approval to the eventual construction of an accessory dwelling unit (ADU) on the lot.

Staff described the proposal as a voluntary second driveway entrance and parking area to serve an ADU the property owners say they would build in the backyard. Scenic Road is roughly 24 feet wide curb to curb in front of the property; staff said the two curb cuts would result in an aggregate driveway width of about 23 feet, exceeding the 20-foot driveway width allowed by town code.
