Board approves two-story addition at 32 Aroldt Street, noting reduction in nonconformities

The Newport Zoning Board of Review voted 5-0 on March 24 to approve a special-use permit that allows owner Jeffrey Malillo to remove an existing detached garage and rear deck at 32 Aroldt Street and construct a two-story addition. The board and applicant said the work reduces the property’s lot coverage and removes nonconforming elements.

Attorney/representative Michael Monti summarized the application and noted a single letter of objection arrived late. Monti described the project as a reconfiguration that "reduces the lot coverage" and removes nonconforming elements. Owner Jeffrey Malillo testified that the project will modernize the house while keeping details sympathetic to the mid‑Victorian character; he said the work is intended to accommodate his family and that the architect will match historic window proportions and trim.

Board members reviewed the objection letter and compared it to the submitted plans; several members concluded the plans reduce massing at the rear and eliminate two nonconforming features (garage and deck). "I think what you're doing actually improves upon the original... you reduce the lot coverage and the nonconformity," said Member Melissa Patovina. The board applied standard conditions: project start and substantial completion within 12 months (or an approved extension) and payment of public-noticing invoices before recording.

The motion to adopt staff findings and grant the special-use permit passed unanimously. Staff will prepare the written decision for the applicant to record once conditions are satisfied.
