The Plan Commission on March 3 approved demolition permits for three houses on East Washington Avenue and recommended rezoning four parcels (addresses 3222–3238 E. Washington Ave. and 3229 Ridgeway Ave.) from TRC‑1 and TRC‑4 to TRU‑2 (Traditional Residential Urban 2).
Planning staff said the parcels are recommended for medium residential in both the 2023 comprehensive plan and the 2024 Northeast area plan. The applicant plans a future consolidated lot and a five‑story, 86‑unit multifamily building, but those site‑specific conditional‑use and subdivision approvals were not before the commission. The Landmarks Commission reviewed the houses and found no known historic value for the three buildings proposed for demolition.
After the public hearing the commission approved demolition permits subject to staff conditions and forwarded the TRU‑2 rezoning recommendation to the Common Council by unanimous vote. Staff reminded the commission that subsequent conditional‑use and certified survey map submissions will be required for the proposed combined development.
What’s next: The Common Council will consider the zoning map amendment. Conditional‑use review and Urban Design Commission process will apply to any future multifamily building proposal.
