Plan Commission approves rezoning and demolition permits for two North Fair Oaks parcels

The Madison Plan Commission voted March 3 to approve demolition permits for houses at 922 and 926 North Fair Oaks Avenue and to forward a zoning map amendment recommending the parcels be rezoned from TRC‑1 to CCT (Commercial Corridor Transitional) to the Common Council.
Tim Parks, planning staff, said the rezoning would implement the community mixed‑use recommendations in the comprehensive plan and the Northeast area plan. Matthew Tills, representing the applicant and Kenothian Bruce Architects, noted the request is intended to prepare the parcels for a future combined lot and mixed‑use or multifamily proposal; the applicant said several adjacent parcels are already CCT. The Landmarks Commission reviewed the individual houses and did not find known historic value, staff said.
The Plan Commission approved the demolition permits and recommended the rezoning to the Common Council by unanimous vote. The applicant indicated it will continue design work and pursue Urban Design Commission review for any subsequent development proposal.
What’s next: The Common Council will consider the zoning map amendment in a legislative hearing; demolition permits will be handled administratively once any required conditions are met.
