Board approves Providence Partners’ 204 Marietta design; defers landscaping for later staff review

The Alpharetta Design Review Board approved elevations, materials and the site plan for Providence Partners’ proposed office building at 204 Marietta Street on March 25, but asked the applicant to refine the parapet area that carries the street address.
Architect Tracy Ward presented brick, cast‑stone and roofing samples and described the overall pallet: a warm buff cast stone base, red‑family brick with gray/burgundy tones, iron‑ore metal accents and an off‑white trim color. The board praised the building’s proportions and requested that the parapet where the address numerals would be placed receive additional architectural attention (millwork or refined cornice) or be finalized in conjunction with tenant signage. The board approved the elevations and materials with that condition.
Separately, the board directed that photometrics (lighting plans and cut sheets) be submitted to staff for final review to ensure compliance with lighting standards and to prevent spillover into adjacent properties. The board deferred the project’s landscape plan so the applicant may address comments submitted at the meeting and any council conditions; a redline or revised landscape submission to staff was requested.
Motions: A board member moved to approve elevations and materials with the parapet refinement condition; another motion delegated photometric approval to staff; the board also voted to defer landscape review so the team could refine plant selections and address species and placement comments. All motions passed unanimously, 5–0.
Next steps: the applicant will submit a revised parapet/signage proposal or work with staff to finalize the address treatment, provide a photometric plan to staff for administrative approval, and return a revised landscape plan addressing the board’s comments.
