Design Review Board requires tweaks to North Main rowhomes; approves materials with conditions

The board asked the applicant to add more visual interest to the northern side elevations of several end units and delegated final material placement to staff where indicated.
The approved package assigns specific brick selections to the five visible Main Street facades, and the developer presented a coordinated palette of bricks, standing-seam roofs, painted trim, and prefinished gutters. Board members pressed for changes to several side elevations that face the street and the entry drive, saying those façades need more articulation to avoid long, flat surfaces.
The motion to approve, offered at the public hearing by a member identified in the record as Mr. Swing and seconded by Mr. Kramer, spelled out brick assignments for Units 1–11 and required the applicant to work with staff to refine the northern elevations on Lots 1, 4 and 11 for greater visual interest. The board recorded four votes in favor and one opposed.
Applicant representatives said the plan intends to use a consistent stone at the base across the site and a limited number of brick types (four options) to create variety without excessive customization. They also clarified that two of the townhouses will be siding and that most other homes are intended to be four-sided brick depending on buyer selections. The developer said some homes will be presold and others customized within the approved palette.
The board’s conditional approval allows the project to move into permit-level design while requiring the applicant to adjust the specified side elevations and produce final color and material callouts for staff review.
Next steps: applicant will submit the revised side-elevation treatments to city staff for final sign-off; construction plans may follow once staff confirms consistency with the board’s conditions.
