The Alpharetta Design Review Board on March 25 approved exterior materials and the townhome design package for the Kingsley project at 296 and 304 Thompson Street, a multi-lot subdivision that includes detached houses and a small parcel of townhomes. The board voted unanimously, 5-0, to approve the elevations and material palettes presented at the hearing.
The decision covers the specific material choices shown for Lots 1 and 7 and establishes that Lots 2–6 and 8–11 will be “substantially similar” to Lots 1 and 7, with final selections for subsequent houses subject to staff approval. Townhome elevations and materials were approved as presented.
Board members and project representatives discussed exterior details including consistent stone at first-floor bases, matching window and railing finishes across the neighborhood, and chimney treatments. Applicants said the same stone would be used on chimneys and at the first floor across the site and that the townhomes would use a reduced palette of siding and brick choices to control variability.
The board’s motion—moved and read into the record by a member identified as Mr. Swing and seconded by Mr. Owens—directed staff to handle final approvals for later homes’ façade choices where the developer will submit a “design package” for administrative sign-off. Following the vote the board recorded the outcome as “approved” by a 5-0 margin.
The approval allows the developer to proceed with the approved façade materials in construction drawings; staff will review follow-on facade submittals for consistency with the package the board adopted.
Details to watch: approved items include the stone base treatment for the first floor and chimneys, two primary brick options, and a common window/trim color. The townhome block will retain two siding units among a largely brick palette, and the developer said most single-family lots will be four-sided brick where buyers allow it.
A staff-level review will follow for final color and material selections on the homes that are not yet presold.
