Board hears update on air conditioning, roof and planned tile work

A recent mechanical walkthrough identified a failing microswitch in the library’s air-handling equipment; the device had been bypassed and contributed to HVAC issues the week before the meeting. The vendor who inspected the system said replacement parts or updated coolant may be obtainable even though the original equipment manufacturer (referred to in the meeting as Mammoth) is out of business; the vendor will provide a budget plan and a list of required updates.
Board members discussed whether the roof could support a replacement unit or further structural work; an architect’s comment that the building could likely support an additional floor was noted in the discussion. Staff said moving a large unit onto the roof would require additional assessment, and that placing a larger replacement on the roof could be more expensive and would need review.
The board also discussed interior tile replacement. Because contractor estimates are difficult to obtain during the season, staff suggested waiting until December or January to solicit bids for tile work. The board requested that staff continue trying to obtain estimates and present them once they are available.
No formal decisions to contract for major HVAC replacement or roof work were made at the meeting; staff will return with the vendor’s budget plan and contractor estimates before any binding commitments.
