The Plan Commission approved a comprehensive plan amendment and a zoning map amendment to change land use and zoning for parcels at the northwest corner of Spath Street and North Main Street to MXD (Mixed Use District). The land-use action covers approximately 6 acres, and the zoning action covers roughly 8.2 acres; staff explained the acreage difference stems from how land-use categories and zoning boundaries were defined for the site.
TRS Real Estate Holdings LLC requested the changes to enable a mixed commercial and residential development. Staff recommended approval of both the land-use and zoning changes, and the commission voted to adopt the motions.
At the public hearing, adjacent property owner Doug Petch asked whether the city could change the zoning on his neighboring 1.8-acre parcel from B1 to mixed use on the city’s own initiative. Staff responded that rezonings are typically requested either by a property owner or by the municipality; they said there had been no discussion to rezone Petch’s parcel at this time but advised him to contact staff if he wished to pursue a change.
The commission carried motions to approve the land-use amendment and the zoning map amendment. The approval allows TRS Real Estate to proceed toward site planning and any future applications required for development.
