The council heard a first-reading amendment for the Grand Park Village PUD on March 24 that would broaden permitted uses in a roughly 3,000-square-foot multi-tenant building at the Wheeler Road roundabout to help attract tenants.
Attorney John Dobosiewicz said the 3,000-square-foot building currently has limited allowed uses established in prior amendments; the developer has struggled to lease the retail spaces under those restrictions. The proposed amendment would add uses enumerated by staff (the ordinance lists the staff-approved uses) to expand leasing opportunities while keeping appropriate controls rather than opening the site to all general commercial uses.
Councilors supported the concept of a trail/head amenity and an ice-cream/bike-shop-type tenant for the trailhead location; staff and the petitioner discussed parking provisions across the larger Grand Park Village development. The amendment will go to the Planning Commission for a public hearing on April 7.
