Skagway planning commission approves Devils Club River replat creating eight lots

The Planning and Zoning Commission of the Municipality of Skagway voted unanimously to approve replat application 2024067 for the Devils Club River subdivision, the commission said at its meeting on Jan. 20, 2025.

The replat converts municipal land into a subdivision with a new road and culverts and opens up a total of eight lots in an area zoned Residential Conservative, which allows single-family homes or duplexes. The commission and staff said the final plat met requirements and included the city maintenance clarifications the commission requested earlier.

Commission members briefly reviewed the file, noting staff had delayed placing the final application in the packet until the second signature on the final plat was received. The permitting official confirmed the second signature had been submitted before the meeting. After discussion the commission voted, with a roll call showing five yes votes, to approve the replat.

The approval authorizes the subdivision to proceed toward lot establishment and requires the road and culvert work identified in the application be completed to ensure lots are not subject to flooding before development proceeds. The commission recorded no amendments to the motion at the meeting.

The commission did not set further conditions beyond the usual permitting and maintenance requirements; staff will apply standard subdivision and permitting checks during implementation.
