Commission approves Lot 56 in Creek Crossing; asks public works to review street lighting

The Plan Commission on March 3 approved the specific implementation plan (SIP) and final plat for Lot 56 in the Creek Crossing subdivision (applicant: Creek Crossing at Saint Francis LLC), recommending a staff note to check street-lighting plans for the new alley.

Planning staff said the property is in the MR‑8 base zoning district and that the GDP previously approved flexibilities for smaller lots and reduced setbacks; the SIP before the commission supplied duplex elevations and site details. Staff noted the duplex units will have rear garages facing an alley and that the developer agreed to maximum house-size limits within the plan development and to architectural variety requirements to avoid monotony.

Commissioners asked about exterior lighting and whether public-works standards and street-light spacing would sufficiently illuminate the interior of Creek Crossing Way. One commissioner said the center of the alleyway could be very dark without additional street lighting and suggested public works determine whether to add a lamp on the north end of a walkway between lots. "I just think there needs to be looked at to see if there an ordinance that has to be met... we don't want to have a dark spot," a commissioner said.

The commission voted to approve the SIP and then approved the final plat for Lot 56; both motions passed by voice vote. The commission recorded on the record a request that staff and public works review street-light placement and spacing as part of the final construction plan review before building permits are issued.
