Council hears proposal to lease Sunshine House to Alpine Community Projects for volunteer and nonprofit use

City staff presented a proposal to lease the former Sunshine House (205 East/West Avenue) to Alpine Community Projects (ACP) for nonprofit and volunteer use under a one‑year trial lease.
Megan (city staff) said ACP would occupy the building for a nominal $1 annual lease, pay utilities and take responsibility for interior cleaning, painting and landscaping in exchange for shared nonprofit workspace. "But, obviously, we would wanna have some type of agreement in place," Megan said. She said a portion of the building that contains nonfunctional kitchen equipment would remain closed to occupants until repairs are completed.
Staff said ACP would use the site for project planning and volunteer coordination and would not be allowed to operate it as a for‑profit rental during the trial year. The city and ACP will complete a joint walk‑through, identify required repairs (rodent exclusion and other fixes were mentioned), and then execute a lease with defined responsibilities.
Councilmembers expressed support for the concept; staff said the group and the city would finalize maintenance and access terms, complete an inspection and return any final lease to council if required by the city’s lease policy.
