Planning commission approves future land-use change to industrial for Spence Road area

On March 20 the South Fulton Planning Commission approved a future land-use amendment (CDP25-002) to change the character area designation from “Suburban 1 Neighborhood” to “Industrial Zone” for multiple parcels near 555 Spence Road and adjoining streets.
Staff said the change was sponsored by the City Council member for District 7 and is tied to a proposed large industrial distribution and warehouse development. The project is under a Development of Regional Impact (DRI) review by the Atlanta Regional Commission and the Georgia Regional Transportation Authority; staff said those regional reviews can take several months and will proceed in parallel with local review.
Staff presented maps showing the site, which sits inside South Fulton but is surrounded by the City of Fairburn and existing industrial uses near I-85. Staff recommended approval of the land-use amendment and noted that an accompanying rezoning application will come before the commission later once the DRI review is complete.
Commissioners asked staff to include additional case information in future staff materials and raised questions about nearby industrial facilities and historical incidents. Staff responded that Fairburn officials are participating in the DRI review and that the rezoning will return to the commission after the DRI is finalized. The commission voted to approve the land-use amendment by roll call.
