The Columbia County Planning Commission recommended approval of the final plat for Tillery Park South, a 67-lot single-family section, with staff noting required amenities remain under construction.
Staff described the parcel west of Canterbury Farms and south of Tillery Park as zoned Planned Residential Development and presented the final plat for 67 single-family lots. Minimum lot size was stated as 7,150 square feet with an average lot size of 8,874 square feet. Minimum setbacks were described as 25 feet from the right of way, 7.5 feet from side property lines and 10 feet from rear property lines; staff also said the section includes a 50-foot perimeter buffer and about 12 acres of open space. Sidewalks and street trees will be provided on both sides of the roads, but staff noted construction is not complete at this time.
A planning commission member moved to approve the final plat; another member seconded and the motion carried on a voice vote. During the motion the maker mistakenly referred to the project as "Artillery Park South," but staff and the final plat materials consistently identify the project as Tillery Park South. The Planning Commission’s recommendation will be forwarded to the Columbia County Board of Commissioners for final action.
