Smyrna zoning board considers rear-setback variance for Breslin Avenue sunroom; motion to deny fails

At the March 2025 meeting of the Smyrna Board of Zoning Appeals, the board reviewed a setback variance request from Tree of Hope LLC for 528 Breslin Avenue that would allow a 4-foot encroachment into the required 20-foot rear yard setback for an attached sunroom totaling 408 square feet.

Mitch, a planning staff member, told the board the property is zoned R-3 (medium-density residential), is about 10,468 square feet, and is located on a modified cul-de-sac that gives the lot an oblong, “pie” shape. He said a 10-foot public utility and drainage easement runs along the rear lot line and a sinkhole or depression is shown in the eastern corner of the parcel.
