The Town of Babylon Zoning Board of Appeals on March 20, 2025 approved a variance for a West Babylon homeowner to construct a front portico that would sit closer to the street than local setback rules allow.
The board approved application 25‑271 for property at 1716 Quarter Street, granting relief from the 30‑foot front yard setback to permit a proposed portico with a 21‑foot, 9‑inch setback. The approval carries a condition that the portico not be enclosed.
Robert Mosetic of Mosetic Architecture, representing homeowner Joseph Zito, told the board the proposed portico would be 4.7 feet deep and 7 feet wide and would “utiliz[e] the existing masonry stoop.” Mosetic also said the dwelling, built in 1957, already has a reduced setback to the garage and that the portico “will be an open portico.”
Board member Mister Shepherd moved to approve the application with the non‑enclosure condition; the motion was seconded and approved by voice vote. The board chair confirmed the applicant will receive the written decision after the meeting.
The board record for the application included a planning division memo (dated in March 2025), a site survey and four photographs submitted with the application.
