Planning board approves Pembroke Lake sign‑plan amendment and Haagen Dazs façade changes

The Planning and Zoning Board approved two consent items: an amendment to the Pembroke Lake Small Master Sign Plan and façade and signage changes for a Haagen Dazs tenant.

Walde Abreu, speaking for the Pembroke Lake applicant, told the board “most of the signs will stay the same. The only changes we're making that we're proposing are to E1 and E2 sign types.” Staff clarified the application sought to amend the sign allowances in the master sign plan and that “there is no signage proposed as part of this application.” Abreu also said the amendment would add a sculpture element in a landscaped area near the front of the center.

For the Haagen Dazs tenant the board heard a brief presentation and had no outstanding public concerns. Motion language on the record shows the board moved and seconded both approvals and recorded unanimous votes. Member LePage moved approval for the Haagen Dazs façade and signage changes; the motion carried unanimously. For the Pembroke Lake amendment a separate motion was made and the board approved the item unanimously.

Board members asked operational questions about sidewalk signs, which staff and the applicant said would be weighted and brought inside at the end of the day when used. No conditions beyond the standard site and sign‑plan requirements were placed on the approvals.
