Conservation district flags incorrect test-pit data for Sanborn subdivision; board to follow up

A March 18 letter from the Rockingham County Conservation District (RCCD) reported that test pits observed for a previously approved Sanborn subdivision on Deer Hill contained substantially different soil conditions than the data earlier submitted to the planning board.
Planning staff alerted the board that RCCD’s site work and test-pit results suggest the soils differ significantly from those depicted on the recorded plan. Town staff said the good news is part of the lot does pass for a septic system and the property is not classified as unbuildable; however, corrected soils information will likely increase the cost of installing a septic system.
Staff asked for authority to speak with RCCD’s contact, Mike Cuomo, to gather more details beyond the letter. The board agreed staff should follow up; no change to subdivision approval was required at the meeting, and board members said the issue does not, by itself, require the lot to return to the planning board. The board noted the matter would be monitored and staff would report additional findings to the board.
Planning staff said they would update GIS and the public record when the corrected information is available.
