The Zoning Board of Appeals granted a variance allowing KMA Realty Trust to divide a combined property at Goodwin and King streets into two parcels, creating a developable single‑family lot while retaining the existing single‑family dwelling on the remaining parcel.
Engineer Jeff Tallman explained the property totals about 10,817 square feet with dual frontage on Goodwin and King streets and that the proposed division would create a conforming single‑family lot on the corner parcel (Lot 16 / ~6,138 sq ft) and leave the existing single‑family dwelling on the other parcel (Lot 37 / ~4,700 sq ft). The new lot would meet setbacks for a single‑family dwelling except for a requested lot‑coverage waiver on the new lot.
Board members discussed neighborhood context: although zoning would permit a two‑family unit by right, the area near the proposed lot is predominantly single‑family. Staff recommended site plan review to ensure parking and utilities are addressed and suggested conditions preventing additional dwelling units (including accessory dwelling units) without returning to the board. The board also conditioned that lot 1 not be further subdivided unless zoning changes make a subdivision allowable by right.
The board voted to grant the variance with conditions including site plan review for both parcels, a prohibition on additional dwelling units on either parcel without separate relief and a condition preventing future subdivision of Lot 1 unless zoning changes permit it.
