The Historic Preservation Board on July 11 reapproved a previously approved but now-expired redevelopment plan for the Park Terrace Apartments at 355 Nineteenth Street. The project, originally approved in February 2019, proposes substantial demolition of portions of the 1951 postwar building and construction of a five-story addition with a rooftop pool and courtyard configuration.
Staff said the design retains and restores the significant architectural features on the portions of the original building that will be preserved, while the massing and siding of the new addition are differentiated and intended to honor the postwar garden-apartment typology. The applicant noted the 2019 approval and said construction-level work had proceeded into permitting before that approval expired; the current submittal matches the previously approved plans with minor adjustments made for permit review.
Two waivers accompany the project: one to allow on-street loading spaces in lieu of required on-site loading (subject to parking department sign-off prior to building permit issuance) and one to maintain original nonconforming parking and setback conditions through the demolition and reconstruction process. Staff supported both waivers and recommended approval.
Public comment included support from nearby property owners and the Miami Design Preservation League. After questions and brief discussion, the board approved the project with staff conditions.
