The Historic Preservation Board approved a comprehensive renovation and site plan for 4041 Collins Avenue — the former Lord Tarleton/Crown Hotel property — at the April 11 meeting, including alterations to public interiors, a redesigned rear yard and the relocation and reorientation of a 1930s single‑family house on the site.
City staff told the board the project team proposes to reestablish an upper‑level lobby and lounge, improve visibility between the hotel and the beach walk, and move the earlier relocated 1930s house to the south side of the property and rotate it so its principal façade faces the beach walk. Staff recommended the rotation to improve public appreciation and asked the applicant to further develop certain interior ceiling treatments and the north elevation’s material articulation.
Owner representatives and the design team said the scheme reopens previously enclosed circulation and creates a layered terrace stepping down to upper and lower pools; the relocated 1930s house will be rotated 180 degrees so its front faces the beach walk. The fire department and building‑permit requirements led to some design iterations; staff and the applicants reported multiple coordination meetings.
Representatives from the Miami Design Preservation League and adjacent property owners testified in support. After board review and a presentation by the project team (architecture and landscape), the board voted to approve the proposals and directed staff and the applicant to finalize interior finish details and the siting/orientation plans per staff recommendations.
